Architectural Design

After the initial in-depth consultations we apply the foundational knowledge and develop a set of tailored floor plans and exterior elevations. Throughout the design process, the firm engages in regular feedback sessions, allowing clients to review concepts and suggest modifications. By combining creativity with technical expertise, our firm crafts a personalized home that reflects the client’s unique identity while meeting functional needs.
This process can take weeks to months and culminates with a design presentation of the final plans, and 3D renderings of the exterior home which are adjusted until both client and our team are enthusiastically satisfied.
Structural
Our engineers meticulously create the structural plans for the custom home we have designed, ensuring full compliance with building codes and engineering standards.

Interior Design
While our team works on obtaining the necessary permits for construction, we simultaneously begin the interior design process for the home. We create detailed mood boards for each room, focusing on materials, aesthetics, functionality, and the overall ambiance, all guided by the established budget. Depending on the client, we either conduct several presentations showcasing the evolving interior spaces or culminate in a single comprehensive presentation of the final design. Throughout this process, we encourage client feedback, making any necessary adjustments or modifications before final approval, ensuring that the interior design perfectly aligns with the client’s vision and lifestyle.
Finances
At Brejnik Fine Homes, we believe that transparency and clarity are paramount when it comes to financial requirements for our clients. During the Design Phase, we charge a fee based on the size and scope of your custom home project, ensuring that you understand the investment needed to bring your vision to life. Additionally, a deposit for the Construction Phase is required, typically ranging from 5% to 10% of the estimated construction cost. This deposit secures your project in our schedule and is a commitment to moving forward and is applied to the final construction invoice.
Once we finalize the Residential Construction Contract, we work within an approved budget and invoice monthly for the actual costs incurred, plus a 20% management fee. Our commitment to transparency means you will always know exactly where your money is going. We pass along all supplier and trade discounts directly to our clients, allowing you to benefit from the best pricing available in the market.
